What should authors compare when choosing publishers in Houston Texas?

I’ve recently finished my first manuscript and started researching publishers in Houston Texas. I’m less concerned about finding the biggest name and more interested in understanding what actually matters for a new author. How do you compare publishing agreements, editing support, distribution, and rights? What questions did experienced authors wish they had asked before signing anything? I’d appreciate honest experiences, especially about things that are easy for first-time writers to overlook.
